Accordingly, any prices on the web page do not include the supply of any of those items.

Pricing and availability on house and land packages may be indicative only and are to be used as a guide.

Reduced Deposit
The “Reduced Deposit” promotion is being conducted by Paradigm Homes Pty Ltd ABN 23 604 033 436 subject to the Terms and Conditions set out in this document (Terms and Conditions).
Paradigm Home’s Reduced Deposit is intended to relieve the strain if a deposit has already been paid elsewhere and preliminary site investigations conducted. If you elect to use the “Reduced Deposit” promotion, Paradigm Homes will use reasonable commercial endeavours to deliver you with a Reduced Deposit once all mandatory items are received.
Paradigm Homes reserves the right to vary, terminate or suspend the operation of this promotion in its absolute discretion at any time before you enter into an agreement for Paradigm Homes’ to provide the Reduced Deposit promotion and without notice to you.
The term “Reduced Deposit” refers to Paradigm Homes’ service known as the “Reduced Deposit” service.
‘‘Reduced Deposit’’ Terms and Conditions
1. For the purposes of these Terms and Conditions:
a) Site Works means costs of the minimum site works for compliance with building and statutory requirements which are associated with labour, material, plant hire, earthworks (import export fill), rock excavation, sewerage connection, stormwater connection, water connection, required retaining and additional engineering requirements (excluding extra costs associated with raising building platforms/floor levels).
b) Mandatory Items include; finance pre-approval letter, executed land contract, evidence of title of land (when applicable), Paradigm client registration form, signed sales estimate, preliminary site documentation for block of land, soil test from certified engineer and contour survey from licensed surveyor.
c) Preliminary site documentation refers to; disclosure plan, setback plan/POD/BLE, compaction certificates, acoustic report, bush fire report, flood report and design guidelines.
2. Contract refers to your Master Builders Contract, New Home Tender, Lifestyle Specification, Colours and Selections signed prior to the commencement of the construction of your house.
3. Subject to clause 3 and 4 of these Terms and Conditions, Paradigm Homes represents and warrants that Paradigm Homes’ standard $2,000 deposit will be reduced to a $1,000 non-refundable deposit as part of the “Reduced Deposit” promotion when all of the mandatory documents are provided to Paradigm Homes.
4. An authorised representative of Paradigm Homes will complete a site inspection pursuant to clause 7 of these Terms and Conditions ‘‘site conditions dictate any uncertain changes that may be required that are necessary beyond those noted above’’.
5. The “Reduced Deposit” does not apply to Preliminary Agreements entered into before you (the owner/client) or representative provide the Mandatory Items to Paradigm Homes.
6. A credit of $1,000 will be applied to your (the owner/ client) New Home Tender once all of the Mandatory Items have been provided to Paradigm Homes.
7. You must promptly provide to us all required information and Mandatory Items in order for Paradigm Homes to offer you (the owner/ client) “Reduced Deposit”.
8. Paradigm Homes reserves the right to refuse the “Reduced Deposit” offer if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate any uncertain changes that may be required that are necessary beyond those noted above.
9. To the extent of any inconsistencies between these Terms and Conditions and your Contract, the Contract shall prevail.
10. In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions.
11. You are not entitled to rely on the words or conduct of Paradigm Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Paradigm Homes.
12. Paradigm Homes reserves the right to vary, terminate or suspend the operation of the “Reduced Deposit” promotion in its absolute discretion, without notice, at any time provided that such variation, termination or suspension shall have no effect on existing building contracts at such time.
13. These Terms and Conditions constitute the entire agreement between Paradigm Homes and you in respect of the “Reduced Deposit” promotion. Any change or variation to these Terms and Conditions must be in writing and signed by an authorised representative of Paradigm Homes.
14. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written and authorised consent of Paradigm Homes.
15. All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication to the party’s address specified in the relevant building contract.
16. Due to the continuing development of Paradigm Homes’ designs and products, Paradigm Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
17. These Terms and Conditions shall be governed in accordance with the law of the State in Queensland which your home is being constructed or is to be constructed. You submit to the exclusive jurisdiction of the courts in Queensland.

Contract Pronto
The “Contract Pronto” promotion is being conducted by Paradigm Homes Pty Ltd ABN 23 604 033 436 subject to the Terms and Conditions set out in this document (Terms and Conditions).
Subject to these Terms and Conditions, the Promotion commences at 9:00am on 1st June 2018 and will continue to be available unless terminated earlier by Paradigm Homes in accordance with these Terms and Conditions (Promotion Period).
The Promotion is only available during the Promotion Period in respect of New Home Tender’s entered into with Paradigm Homes where you have selected the “Contract Pronto” service.
Paradigm Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time before you enter into an agreement for Paradigm Homes’ to provide the Contract Pronto service and without notice to you.
If you elect to use the “Contract Pronto” service, Paradigm Homes will use reasonable commercial endeavours to deliver you your New Home Contract and get started on the construction of your home sooner than our standard contracting arrangements.
The term “Contract Pronto” refers to Paradigm Homes’ service known as the “Contract Pronto” service.
Contract Pronto Terms and Conditions
1. For the purposes of these Terms and Conditions unless the context clearly indicates otherwise:
a. “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Paradigm Homes from time to time.
b. “Standard Design” means the standard design for a home as published by Paradigm Homes from time to time.
c. ‘‘Mandatory Items’’ includes; finance pre-approval letter, executed land contract, evidence of title of land (when applicable), Paradigm client registration form, signed sales estimate, preliminary site documentation for block of land.
d. Preliminary site documentation refers to; disclosure plan, setback plan/POD/BLE, compaction certificates, acoustic report, bush fire report, flood report and design guidelines.
e. Contract refers to your Master Builders Contract, New Home Tender, Lifestyle Specification, Colours and Selections signed prior to the commencement of the construction of your house.
2. Where the home is:
a. A single storey design, there must be no more than:
i. if the home is the subject of a house and land package, 15 Changes to the Standard Design for the home; or
ii. otherwise, 10 Changes to the Standard Design for the home.
b. A two storey design, there must be no more than:
i. if the home is the subject of a house and land package, 15 Changes to the Standard Design for the home; or
ii. otherwise, 10 Changes to the Standard Design for the home.
3. For the purposes of clause 2;
a. One (1) change will be calculated per item. E.g; a change in a window reconfiguration is equal to one (1) change, An upgrade to carpeted flooring is equal to one (1) change.
b. Any Changes to the home which arise from any promotions of Paradigm Homes made available from time to time in respect of the home or home design shall not be included in the calculation of the number of Changes.
c. Any changes to the home which relate to site works in respect to the block shall not be included in the calculation of the number of changes.
d. Any changes in respect to covenant requirements will be included in the calculation of the number of changes.
4. Subject to clauses 5 and 6, the only permitted Changes to the home or home design of a structural nature will be in respect of:
a. changes to the pitch of the roof for the home;
b. adding or deleting eaves for the home;
c. having higher ceilings than the standard for the home;
d. allowing for under eave bulkheads for the home where it is a single storey home only.
e. addition of a facade option to the home;
f. using integrated slabs in respect of the home
g. any current display home option without further reconfiguration
Otherwise, no structural Changes to the home shall be permitted.
5. Other than in connection with those changes contemplated by clause 4 and subject at all times to clause 6, there must be:
a. no Changes to the building footprint for the home; and
b. no reconfiguring of the standard plan for the home.
6. The Changes contemplated by clause 4 will not be permitted by way of a variation to your Building Contract with Paradigm Homes after such Building Contract has been signed by all parties.
7. In respect to unregistered land Paradigm Homes will honour the contract pricing; subject to and conditional upon Item 7 (c) and Clause 14.5 contained within special conditions of the Master Builders contract; for a period of 180 days from executed contract pursuant to clause 8.
8. You must promptly provide to us all required information and Mandatory Items in order for Paradigm Homes to prepare your Building Contract.
9. The “Contract Pronto” promotion is available only in respect of the standard homes and or plans of Paradigm Homes with Complete Lifestyle Inclusions only.
10. The “Contract Pronto” promotion has a fixed initial deposit amount of $2000 and defers payment of the balance of 5% deposit payable on contract signing to be payable upon receiving building approval and the contractor paying all the required statutory insurances as per Paradigm Homes special condition 5 in the master builders contract.
11. Paradigm Homes reserves the right to refuse the “Contract Pronto” service if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate further changes are necessary beyond those noted above.
12. The value of the changes available pursuant to this Promotion will vary depending on your chosen changes to the home design.
13. In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions
14. You are not entitled to rely on the words or conduct of Paradigm Homes as a waiver of any pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Paradigm Homes.
15. Paradigm Homes reserves the right to vary, terminate or suspend the operation of the Contract Pronto promotion in its absolute discretion, without notice, at any time provided that such variation, termination or suspension shall have no effect on existing Building Contracts at such time.
16. These Terms and Conditions constitute the entire agreement between Paradigm Homes and you in respect of the “Contract Pronto” Promotion. Any change or variation to these Terms and Conditions must be in writing and signed by an authorised representative of Paradigm Homes.
17. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written and authorised consent of Paradigm Homes.
18. All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication to the party’s address specified in the relevant Building Contract.
19. Due to the continuing development of Paradigm Homes’ designs and products, Paradigm Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
20. These Terms and Conditions shall be governed in accordance with the law of the State in Queensland which your home is being constructed or is to be constructed. You submit to the exclusive jurisdiction of the courts in Queensland.

Fixed Price Site Costs
The “Fixed Price Site Costs” service is being conducted by Paradigm Homes Pty Ltd ABN 23 604 033 436 subject to the terms and conditions set out in this document (Terms and Conditions).
Paradigm Home’s Fixed Price Site Costs are intended to help you build a new home by providing certainty. Before commencing construction, Paradigm Homes will specify in your Contract a fixed price for the site works specified in the Contract. This provides you with the knowledge that there are no hidden extra costs.
Prior to construction, we will agree with you a fixed price in respect of the costs associated site works in accordance of construction of your house. If you elect to use the “Fixed Price Site Costs” service, Paradigm Homes will use reasonable commercial endeavours to deliver you with fixed price site costs once all mandatory items are received.
Paradigm Homes reserves the right to vary, terminate or suspend the operation of this service in its absolute discretion at any time before you enter into an agreement for Paradigm Homes’ to provide the Fixed Price Site Costs service and without notice to you.
1. For the purposes of these Terms and Conditions:
a. Site Works means costs of the minimum site works for compliance with building and statutory requirements which are associated with labour, material, plant hire, earthworks (import export fill), rock excavation, sewerage connection, stormwater connection, water connection, required retaining and additional engineering requirements (apart from extra costs associated with raising building platforms/floor levels).
b. Mandatory Items includes in respect of the site, contour survey, soil test, compaction certificates (where required), site inspection by builder including public risk assessment, location of water service connection point, location of fibre optics connection point, location of power connection point (underground or overhead), telecommunication service information including location of connection point, location of natural gas connection point (where applicable), sewer information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connections points, stormwater information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connection points, preliminary town planning assessment and covenant requirements and any other information as we may reasonably require.
c. Contract refers to your Master Builders Contract, New Home Tender, Lifestyle Specification, Colours and Selections signed prior to the commencement of the construction of your house.

The “Fixed Price Contracts” promotion is being conducted by Paradigm Homes Pty Ltd ABN 23 604 033 436 subject to the terms and conditions set out in this document (Terms and Conditions).
Paradigm Home’s Fixed Price Contracts are intended to help you build a new home by providing certainty. Before commencing construction, Paradigm Homes will specify in your Contract a fixed price for the building and site works specified in the Contract. iii. In respect to selections, all specification items requiring selection shall be selected and provided to Paradigm Homes.
iv. In respect to colours, all specification items requiring a colour or finish to be selected shall be selected and provided to Paradigm Homes.
c. Contract refers to your Master Builders Contract, New Home Tender, Lifestyle Specification, Colours and Selections signed prior to the commencement of the construction of your house.
2. Subject to clause 3 of these Terms and Conditions, Paradigm Homes represents and warrants that the costs in respect to the building and site works associated with the construction of your house will be a fixed price (Fixed Price Contracts).

Guaranteed Build Times
The “Guaranteed Build Times” promotion is being conducted by Paradigm Homes Pty Ltd ABN 23 604 033 436 subject to the Terms and Conditions set out in this document (Terms and Conditions).
Paradigm Home’s ‘‘Guaranteed Build Times’’ service is intended to provide you with certainty as to when the construction of your new home will be complete.
Paradigm Homes reserves the right to vary, terminate or suspend the operation of this promotion in its absolute discretion at any time before you enter into an agreement for Paradigm Homes’ to provide the ‘‘Guaranteed Build Times’’ promotion and without notice to you.
The term “Guaranteed Build Time” refers to Paradigm Homes’ service known as the “Guaranteed Build Time” service.
‘‘Guaranteed Build Times’’ Terms and Conditions
1. For the purposes of these Terms and Conditions:
a. Mandatory Items include, evidence of title of land, settlement notification, receipt of balance of 5% deposit payment, receipt of statutory insurances, building approval, authority to commence construction letter and site start letter issued by Paradigm Homes.
b. Inclement weather shall mean the existence of rain or abnormal climatic conditions (whether they be those of hail, snow, cold, high wind, severe dust storm, extreme high temperature or the like or any combination thereof) by virtue of which it is either not reasonable or not safe for employees exposed thereto to continue working whilst the same prevail.
2. Subject to clause 3 of these Terms and Conditions, Paradigm Homes represents and warrants the construction time frames of 16 weeks are based on 104 business days only, lifestyle specification and our 8 step construction process (Guaranteed Build Times).
a. Delay allowance of 25 working days as a result of inclement weather.
b. Allowance of 36 days for non-working days (Saturday, Sundays, Public Holidays).
c. A combined total of 165 days allowance for the construction period.
3. The ‘‘Guaranteed Build Times’’ promotion does not apply to 2 storey designs, split level designs or non-serviced acreage blocks.
4. Subject to clause 5 of these Terms and Conditions the Guaranteed Build Time commences upon the date nominated on the construction site start letter issued by Paradigm Homes and completes upon Paradigm Homes advising of a practical completion date.
5. The date of Practical Completion issued by Paradigm Homes is the completion date of Paradigm Homes’ ‘‘Guaranteed Build Times’’ promotion irrespective of the Client/Owners ability to attend the final inspection on the date provided.
6. You must promptly provide to Paradigm Homes all required information and mandatory items in order for Paradigm Homes to issue a site start date.
7. You must promptly provide to us all required information and mandatory items in order for Paradigm Homes to offer you (the owner/ client) ‘‘Guaranteed Build Times’’ promotion.
8. Paradigm Homes reserves the right to refuse the “Guaranteed Build Times” offer if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate any uncertain changes that may be required that are necessary beyond those noted above.
